What restoration really means here

People use one word for two different jobs. Mitigation is the emergency part. It means stopping the water, pulling it out, taking out what cannot be saved and drying the structure. Restoration, or rebuild, is the part after that. It means new drywall, paint, base, flooring and cabinets where they had to come out.

Keep the two apart in your head and in your paperwork. A good dry out can be done in days. A rebuild waits on materials, permits and your insurer. Mixing them is how homes end up with new paint over a wall that was never dry.

How a Las Vegas house gets wet

Most valley homes sit on a concrete slab, and caliche, the hard cemented layer under much of the valley, is the top reason homes here rarely have basements. So water does not drain down into a basement. It spreads sideways across the slab, under base, into carpet pad and up the bottom of the drywall. That last part is called wicking, and it is why a leak in a hall bath can show up as a dark line on a bedroom wall.

The common sources are the ones you would guess. Supply lines to toilets, sinks and fridges. Washer hoses. Water heaters in a garage closet. Slab leaks. And once a year, monsoon storms that push water under doors and through roofs.

The job, step by step

  1. Make it safe. No one walks into standing water near live power. If the breaker can only be reached by stepping into water, an electrician comes first.
  2. Stop the source. Shut the main or the fixture valve. A plumber fixes the pipe. Fixing the cause is usually the owner's job, and we will tell you who to call.
  3. Name the water. Clean supply water is Category 1. Washer or dishwasher water is Category 2. Sewage and outside floodwater are Category 3. The category decides what gets thrown out.
  4. Map the moisture. A meter goes around the wet spot until the edges are found. A reading from a dry room in your house becomes the dry standard.
  5. Pull what cannot be saved. Wet pad, swollen base, Category 3 drywall.
  6. Set the drying gear. About one air mover per 10 to 16 feet of wet wall, plus dehumidifiers sized to the room.
  7. Read it every visit until the wet areas match the dry standard. Then, and only then, rebuild.

Why our desert air does not dry it for you

It is fair to think a house in a place with about 4 inches of rain a year dries itself. The surface does. The inside of a wall cavity, the pad under carpet and the wood bottom plate do not. Those spaces hold water with no air moving through them. That is where mold starts, and it is why we measure inside the wall instead of trusting a dry looking surface.

Desert heat helps the drying gear work, but it does not replace it. The North Las Vegas weather station averages 85 days a year at 100 degrees or more. Hot, closed rooms with wet materials are just the conditions mold likes.

What you should get in writing

  • Photos before anything is removed.
  • A moisture map with the dry standard written on it.
  • A list of what was removed and why.
  • Daily or per visit readings until dry.
  • A separate estimate for the rebuild.

That paperwork helps with your insurer and protects you if the house is ever sold. Buyers and inspectors ask about past water damage. A file that shows it was dried and checked is the best answer you can give them.

Questions people ask

How long does water damage restoration take?
Drying a typical room often takes a few days, but the real answer is when the readings match the dry standard. The rebuild is a separate timeline that depends on materials and your insurer.
Can I stay in the house during drying?
Often yes for clean water jobs. Sewage, mold and jobs with lots of open walls can change that. Ask on the first visit.
Is water damage restoration covered by insurance?
Sudden discharge from plumbing or appliances is covered on most home policy forms. Flood and long slow leaks usually are not. Your policy and adjuster decide.
