The age of the plumbing matters
Sun City Aliante sits inside Aliante and was finished in 2003. That makes most homes more than twenty years old. InterNACHI puts a tank water heater at 6 to 12 years, a washing machine at 5 to 15, a dishwasher around 9 and toilet tank parts around 5. Any of those still original is living on borrowed time.
Copper water lines last much longer, 50 to 70 years by the same source, so the pipes in the walls are usually fine. It is the parts at the ends of the pipes that fail.
A simple yearly check
- Look at the water heater base for rust, drips or a wet pan.
- Check every supply line under sinks and toilets for bulges and green or white crust at the nuts.
- Pull the washer out and look at the hoses. Swap rubber for braided stainless.
- Turn the main shutoff off and on once so it does not seize.
- Read the water meter with everything off, then again an hour later.
Hard water leaves crust on fittings. That crust is often the first sign of a slow drip.
When the job is in your home
Drying gear is loud and runs day and night. If that is hard on someone in the house, tell us. We can plan around naps and sleep, run what is needed in the wet rooms only, and walk you through each reading so you know when it is done. If anyone in the home has asthma or a weak immune system, CDC advice is that they stay away from mold cleanup, so tell us up front if mold is involved.
Golf course homes and storms
Homes along the Aliante Golf Club and the edges of the community see the same monsoon storms as everyone else. The Regional Flood Control District names July through September as flash flood months. Keep patio drains clear, check that gutters and scuppers dump away from the slab, and take photos of any water that comes in under a door.
