Summerlin was part of the old Restoration Pros 360 service area along with Red Rock, and water damage there often means larger homes, finer finishes and HOA rules to follow on the rebuild.

The west side
Summerlin is the largest master planned community in the valley, on the west side near the Spring Mountains. Part of it is in the City of Las Vegas and part is in unincorporated Clark County. Housing runs from apartments and townhomes up to guard gated estates, and Trilogy is a gated 55 plus community inside it. Downtown Summerlin is the shopping hub, and Red Rock Canyon National Conservation Area is just past the edge of it.
Summerlin and Red Rock were part of the area the old Restoration Pros 360 served, and they still are.
Finishes need a slower hand
- Hardwood is dried in place first. Cupped boards are not sanded until moisture is normal.
- Stone and tile usually stay, but the slab and grout lines under them still have to read dry.
- Custom cabinets can sometimes be saved by pulling the toe kick and drying the space behind.
- Plaster and textured walls are dense and dry slowly. They count as Class 4 materials.
HOA and guard gates
Many Summerlin villages have HOAs with design rules, and guard gated ones need visitors on a list. Add Restoration Pros 360 to your gate list when you call. Ask your HOA if exterior work, dumpsters or pods need approval before the rebuild.
Unincorporated or city
Because Summerlin is split between the City of Las Vegas and Clark County, the office that issues a rebuild permit depends on your address. Most homes in Summerlin are on Las Vegas Valley Water District water, rated at 16 grains per gallon.
