What we do and what we do not do

We document the loss and write the estimate for the work. We do not represent you to your insurer or negotiate your settlement. That is the job of you, a public adjuster you hire, or a lawyer. Contractors that act as public adjusters have drawn state cease and desist orders, and you should be careful with any company that says it will handle your claim for you.

What we can do well is give your adjuster a file that is easy to say yes to.

The file we build

  • Photos and video of every wet area before anything is moved or removed.
  • The source of the water, photographed and written down.
  • The category of water and the class of the loss, with the reason.
  • A moisture map with the dry standard.
  • A list of removed materials and why each one could not be saved.
  • Readings from each visit until the job was dry.
  • A separate rebuild estimate.

What is usually covered

The Insurance Information Institute says sudden and accidental discharge from plumbing or appliances is a covered peril on most home policy forms, though not HO-1 or HO-8. Flood is excluded from standard home, condo and renters policies. Sewer backup is not covered unless you added it. Damage from poor maintenance is not covered.

Water damage and freezing made up 22.6 percent of homeowners claims in 2023, and the average claim from 2019 to 2023 was $15,400, per the same source. It is one of the most common claims there is, and adjusters see a lot of them.

Before you call your insurer

  1. Stop the water and make the house safe.
  2. Take photos and video of everything before cleanup.
  3. Keep damaged items, or photos of them, until the adjuster says you can toss them.
  4. Write down the date, time and what you saw.
  5. Start drying. Policies expect you to prevent further damage.

Questions people ask

Will you deal with my insurance company for me?
We send your adjuster our photos, readings and estimate. We do not negotiate your claim or represent you. A public adjuster you hire or a lawyer can.
Should I file a claim for water damage?
It depends on your deductible and the size of the loss. Get the damage documented and an estimate first so you can decide with real numbers.
What if my claim is denied?
Ask for the denial in writing with the policy language. You can ask for a review, hire a public adjuster or file a complaint with the Nevada Division of Insurance.
