The questions we hear most, with short answers and a link to the page that goes deeper.

Questions people ask

How long does water damage restoration take?
Drying a typical room often takes a few days, but the real answer is when the readings match the dry standard. The rebuild is a separate timeline that depends on materials and your insurer.
Can I stay in the house during drying?
Often yes for clean water jobs. Sewage, mold and jobs with lots of open walls can change that. Ask on the first visit.
Is water damage restoration covered by insurance?
Sudden discharge from plumbing or appliances is covered on most home policy forms. Flood and long slow leaks usually are not. Your policy and adjuster decide.
How fast should water be extracted?
As soon as it is safe. EPA says wet areas should be dried within 24 to 48 hours, and extraction is the first step toward that.
Can wet carpet be saved?
Often yes if the water was clean and it is dealt with fast. The pad under it is usually replaced. Carpet that sat in sewage is not saved.
Do I need extraction for a small leak?
If water is only on a hard floor you can mop it up. If it soaked carpet, pad or the bottom of a wall, it needs more than towels.
Is monsoon floodwater dangerous to clean up?
Treat it as Category 3. Wear gloves and boots, keep kids and pets out, and throw out porous things it soaked.
Does homeowners insurance cover flash flood damage?
Standard home policies exclude flood. Flood coverage comes from NFIP or a private flood policy. Rain through a storm damaged roof may be handled differently.
When is flash flood season in Las Vegas?
The Regional Flood Control District names July through September as the monsoon months.
Is a burst pipe covered by insurance?
Sudden discharge from plumbing is covered on most home policy forms. A slow leak that went on for months, or damage from poor maintenance, often is not.
How do I know if a pipe is leaking inside a wall?
Look for a stain that grows, paint bubbling, base that swells, a musty smell, or a water meter that moves with everything off.
Do you fix the pipe?
A licensed plumber fixes the pipe. We handle the water, the drying and the rebuild of what got wet.
Is a ceiling leak an emergency?
A sagging ceiling or water near a light fixture is. A dry stain is not, but find the source before it grows.
Can a water stained ceiling be painted over?
Only after the ceiling reads dry and the source is fixed. Use a stain blocking primer first or the mark comes back.
Does insurance cover a leaking ceiling?
Sudden damage from a pipe or storm often is. Wear and tear on an old roof or a slow leak usually is not.
Can you have a slab leak and not know it?
Yes. Many run for weeks before a warm spot, wet carpet or a high bill gives them away. The water meter test is the quickest check.
Does homeowners insurance cover a slab leak?
Policies differ. Many cover the damage to the house from a sudden leak but not the pipe repair itself. Ask your agent and read the access and tear out wording.
Who finds the leak?
A plumber with leak detection gear finds and repairs it. We deal with the wet flooring, walls and rebuild.
Is a toilet overflow a biohazard?
If it had waste in it, treat it as Category 3. Clean tank water is Category 1 and urine only overflow is Category 2.
Can I clean up sewage myself?
A small toilet overflow on tile, maybe, with gloves and a sanitizer. Sewage on carpet or soaked into walls needs pros. EPA advises a pro with contaminated water experience.
Does insurance cover sewage backup?
Not on a typical policy unless you bought a sewer backup add on.
How long does structural drying take?
Many clean water jobs are dry in a few days. Dense materials, Class 4 losses and jobs that started late take longer. The meter decides, not the calendar.
How much does it usually cost to fix water damage?
Fixr's national figures put the average job around $3,000 with most between $1,200 and $5,000. Small overflows can be a few hundred dollars and large contaminated jobs far more.
What is the average water damage claim?
The Insurance Information Institute puts the average water damage and freezing claim at $15,400 for 2019 to 2023.
What not to say to an insurance adjuster about water damage?
Do not guess about how long it leaked or what caused it. Stick to what you saw, when, and what you did. Let the readings and photos speak.
How long does a water damage claim take?
It varies by insurer and the size of the loss. A complete file with photos, readings and estimates removes the most common delays.
