Structural drying means drying the house itself, the studs, drywall, subfloor and slab, with air movers and dehumidifiers sized to the space and checked with a meter until it matches a dry reading.
- Sizing
- About one air mover per 10 to 16 feet of wet wall.
- Dehumidifiers
- Class 2 rule is cubic feet divided by 50, in pints a day.
- Finish line
- Readings that match the dry standard.
- Call

Drying is math, not guessing
Drying gear is sized from the room, not from how many fans are on the truck. The industry rule of thumb is one air mover per 10 to 16 linear feet of wet wall, plus one for each closet or small bath. A 12 by 12 foot room may need four or five.
Dehumidifiers are sized by pints a day. For a Class 2 loss, take the cubic feet of the space and divide by 50. A 30 by 50 foot space with 8 foot ceilings is 12,000 cubic feet, so it needs about 240 pints a day, which is four 65 pint units or two 140 pint units.
Class tells you how hard it will be
| Class | What got wet |
|---|---|
| Class 1 | Part of one room, little water soaked in. |
| Class 2 | A whole room, carpet and pad, walls wet less than 24 inches up. |
| Class 3 | Water from above. Ceilings, walls and subfloor soaked. |
| Class 4 | Dense materials like hardwood, plaster or concrete that need special drying. |
Why we read the walls every visit
A moisture meter on the drywall scale tells us how wet the gypsum is. Drywall can be damaged at just over 1 percent moisture content. On the reference scale, a reading is only a number to compare. A 12 does not mean 12 percent water. That is why we take a dry standard from a room the water never reached and dry until the wet rooms match it.
Three readings in a row that match mean the number is real. Readings that jump around mean uneven moisture or a meter problem, and we keep going.
Keep the house closed and the AC sensible
Open windows feel helpful. In a Las Vegas summer they let in hot air that the dehumidifiers then have to fight. We usually ask you to keep doors and windows closed, keep the AC running at a normal setting unless water reached the air handler, and leave the gear on even when it is loud. Turning it off at night undoes a day of drying.
