The area around the park
Craig Ranch Regional Park is a 170 acre park at 628 West Craig Road with an amphitheater and a skate park. The homes around it, north and south of Craig Road, are a mix of ages. Craig Road is a main east and west road through the city, and I-15 exit 48 puts us on it.
Clay soil and slab water
A 2018 engineering report flagged expansive clay near Cheyenne Avenue and Simmons Street, a short drive south. Expansive clay swells when wet and pushes on foundations. The engineer's advice was to keep water away from it. That covers slab leaks, sprinklers that spray the foundation and gutters that dump at the wall. If you see new cracks in tile or drywall after a leak, tell us and tell your plumber.
Mixed ages, mixed problems
- Older homes, older supply lines and water heaters.
- Newer homes, construction leaks in the first year.
- All homes, the AC drain line in the attic or closet, which can clog and overflow in summer.
An AC drain overflow is slow and clean, which is why it gets ignored until there is a ceiling stain or a musty closet.
After a monsoon storm
The park and the streets around it see the same July through September storms as the rest of the valley. The Regional Flood Control District warns that six inches of moving water can knock you off your feet. Stay out of washes and flood channels, even after the rain stops. Water can flow through them at any time.
