Water damage in Aliante usually starts inside the house, from a water heater, a supply line or a slab leak, because the master planned streets drain well and the homes are mostly single family on slabs.

Aliante at a glance

Aliante is the big master planned community in northwest North Las Vegas, about 1,900 acres planned for around 7,500 homes. Some sections are gated and some are not. It is home to the Aliante Casino, the public Aliante Golf Club, the Aliante Library on West Deer Springs Way and the Aliante Nature Discovery Park. The 215 beltway has its own Aliante Parkway exit, which is how most of our trips in start.

It is also popular with military families from Nellis Air Force Base, which means a lot of homes change hands and a lot of owners are new to the house they are in. Knowing where your main shutoff is on day one is worth more here than most places.

What leaks in Aliante homes

  • Water heaters in garages and closets. InterNACHI gives a tank heater 6 to 12 years, and hard water is not gentle on them.
  • Upstairs bath and laundry leaks in two story plans, which show up as ceiling stains below.
  • Slab leaks, which show as warm spots, wet carpet or a jump in the water bill.
  • Washer hoses. Braided stainless ones are the recommended type, replaced every 3 to 5 years.

HOA and gated sections

If water came from a common wall, a shared roof or a community line, call your HOA early and get it in writing. In gated sections, give us the gate code or meet us at the gate so the crew is not stuck outside while water sits. Ask the HOA if exterior repairs need approval before the rebuild starts.

Drying in a hot garage

A water heater leak in a garage closet soaks the drywall and the bottom plate behind it. Garages here get very hot in summer, and the North Las Vegas station averages 85 days a year at 100 degrees or more. Heat speeds up the way clean water turns dirty. Get the water out and the wall open where readings say, and do not just let the garage bake it dry.
