Family homes, family leaks
Valley Vista is a newer master plan in northern North Las Vegas built around single family homes for families. In houses like these the busiest rooms leak the most. Laundry rooms that run every day, toilets that get clogged and overflow, and upstairs bathrooms where splashing water sits on the floor.
Laundry room leaks
Washer hoses are the classic one. Braided stainless hoses are the recommended type, and most sources say replace them every 3 to 5 years. A washing machine itself has a life of 5 to 15 years per InterNACHI. When a hose bursts it can put out a lot of water fast, and in a second floor laundry it goes straight through the ceiling below.
Turn the washer valves off when you leave for a trip. It takes ten seconds.
Toilet overflows
A clogged toilet that overflows clean tank water is a Category 1 cleanup. One with urine but no feces is Category 2. Waste makes it Category 3, and anything porous it soaked comes out. If an overflow went through the floor to the room below, treat the ceiling as wet even if it looks fine.
Kids, pets and drying gear
Air movers and dehumidifiers run on cords and get warm. Keep small kids and pets away from them, and do not turn them off at night. If you need a room back sooner, tell us, and we will plan the setup so the gear is where it has to be and nowhere else.
