Minute one. Safety
Water and power do not mix. If the water is near outlets, cords or appliances, do not touch them while you stand in water. If you can reach the breaker panel from a dry spot, cut power to the wet area. If you would have to step into standing water to reach it, call an electrician and stay out.
Minutes two to five. Shut it off
Close the main water valve. In many Las Vegas homes it sits where the line enters the house, often near the garage or the front hose bib, and the meter at the curb has a shutoff too. If only one fixture is leaking, its own valve under the sink or behind the toilet may be enough.
Hard valley water builds scale, and a valve that has never been turned may be stiff. Test yours on a calm day, not on the day it matters.
Minutes five to fifteen. Record it
- Photos and video of the break, if you can see it.
- Every wet room, wide shots and close ups.
- The water line on walls and furniture.
- The time you found it.
Your insurer will ask what happened and when. A timeline with photos is the easiest file to approve.
The rest of the hour. Start limiting damage
- Call a plumber to fix the pipe.
- Move rugs, papers, photos and electronics to a dry room.
- Lift furniture legs onto foil or wood blocks.
- Mop or squeegee hard floors.
- Do not run the HVAC if water reached the air handler or ducts.
- Call or text Restoration Pros 360 at (702) 602-6461 for extraction and drying.
Yes, pipes freeze in the desert
The North Las Vegas NOAA station averages 18 nights a year at or below 32 degrees, with a median first freeze around December 8 and last around February 1. Researchers use 20 degrees outside as a freeze alert for homes in warm states, because those homes often lack freeze protection, and pipes can still freeze above that with wind or poor insulation.
If a faucet only trickles on a cold morning, open it and warm the pipe gently with a hair dryer, heating pad or hot towels. Never use a torch or any open flame. Then check every other faucet. The same cold reached them.
Why most bursts are not about cold
Most breaks we see come from parts at the end of their life. Washer hoses, toilet and sink supply lines, fridge lines and water heater connections. Braided stainless washer hoses are the recommended type, replaced every 3 to 5 years. InterNACHI gives a washing machine 5 to 15 years and a tank water heater 6 to 12.
How much damage one pipe can do
Water damage and freezing made up 22.6 percent of homeowners claims in 2023, and the average claim from 2019 to 2023 was $15,400, per the Insurance Information Institute. Most of that cost comes from water sitting. EPA says dry wet areas within 24 to 48 hours. Every hour you save at the start shrinks the job at the end.
